Moving In: What to Clean Before the Furniture Arrives

The empty-house window is worth using

An empty house is the easiest cleaning job that will ever exist in that property. No furniture to move, no working around anybody, complete access to every square foot of floor including the parts that will be under a wall unit for the next decade.

Once the furniture is in, roughly a third of the carpet becomes effectively permanently inaccessible. Cleaning it before that happens is a genuinely different result from cleaning it afterward, and it costs less because the work is faster.

Start with what the previous household left behind

Carpet holds the history of the people who lived on it. Pet accidents you were not told about, spills that were cleaned at the surface, and years of accumulated soil in areas that were under furniture during every viewing you attended.

Pet odour is the most common unwelcome surprise. It is frequently undetectable during a viewing in cool weather and becomes obvious in the first humid week. If the previous owners had animals, it is worth treating proactively rather than waiting to find out.

This is also the moment to find out what the carpet actually is. Wool that nobody mentioned, damage hidden under a rug, or a stain that was covered by the sofa are all better discovered now than in six months.

The order that saves work

Ceilings and walls first if anything is being painted, then hard floors, then carpet last. Cleaning carpet before painting is a common and avoidable error.

Within the cleaning itself: hard floors and grout before carpet, because grout work involves water and pressure that you do not want landing on freshly cleaned carpet. Then carpet, then a final pass on hard floors if needed.

If any work is being done — a new kitchen, refinished floors, electrical — get it finished first. Construction dust is exceptionally fine and works deep into carpet pile, and it will keep resurfacing for months if carpet is cleaned before the work is done rather than after.

What is worth doing and what is not

Worth doing: all carpet, all grout, any upholstery that came with the house, and mattresses if you inherited any. Any pet odour treatment the property needs.

Rarely worth doing: cleaning carpet that is being replaced within the year. If you already know it is going, spend the money on the replacement instead. We will tell you if we think that is the situation.

Worth considering: a carpet protector application on new or newly cleaned carpet in a house with children or pets. It buys time on spills rather than preventing them, but the time is the point.

Selling rather than buying

The calculation changes but the logic holds. Professionally cleaned carpet photographs better and shows better, and viewings are decided in the first thirty seconds. Odour is the single most damaging thing a house can have during a viewing, and the owner is precisely the person least able to detect it.

Ask someone who does not live there to walk through and be honest. If a house has had pets, assume there is something to address and have it treated before the first viewing rather than after a fortnight of no offers.

Rentals and turnover

For landlords the empty window is even shorter and the standard is different — a unit needs to be cleaned and genuinely dry the same day so it can be shown or occupied immediately.

That timeline is achievable with truck-mounted extraction and proper air movement, and it is not achievable with a rented machine. It is also worth documenting the condition at turnover with photographs, since carpet condition is one of the most frequently disputed items on a deposit.

Timing it around the move

Book carpet cleaning for one to two days before the furniture arrives rather than the same morning. It gives the carpet time to dry completely, and it means the removal team is not walking wet carpet.

If the completion and move dates are the same day, cleaning afterward is still worth doing — just accept that the accessible area is smaller and expect to move a few pieces.

One thing people forget

Check the stairs. In an empty house the stairs are the one area still in constant use during a move, and they are the hardest-worn carpet in most homes to begin with.

Doing the stairs after the move rather than before makes sense for exactly that reason, and it is worth booking as a small follow-up rather than trying to protect them through the move.

A short checklist for the empty week

Confirm any construction, painting or floor refinishing is finished. Book carpet and grout cleaning for one to two days before the furniture arrives. Have any pet odour treatment done at the same visit rather than as a follow-up.

Walk the empty house with the lights on and look at the carpet in daylight, which shows things a furnished viewing never does. Note anything you want addressed before you commit to keeping the flooring.

Photograph everything before the van arrives — useful for insurance, useful for a rental deposit, and useful for remembering what the house looked like when you were deciding what to change.

And plan the stairs as a separate follow-up after the move rather than trying to keep them clean through it.
