Furniture absorbs what you do

A sofa collects body oils, skin cells, food residue, and dust at a rate that rivals carpet, but it rarely gets cleaned on any schedule. The difference shows up first on the arms and headrests, where contact is most direct.

The tag tells us the method

Upholstery carries a cleaning code — W, S, WS, or X — that dictates whether water-based solution, solvent, or vacuum-only is safe. Ignoring it is how a sofa ends up with permanent water rings. We check it before we start, and if the tag is gone we test an inconspicuous area.

Low moisture, high control

Upholstery cannot be flooded the way carpet can, because there is no pad underneath to hold water and no easy way to extract from cushion foam. The tools are smaller, the passes are slower, and the moisture is kept deliberately low.

Leather is a separate service

Leather does not get wet-cleaned. It gets cleaned and then conditioned so it does not dry, crack, or fade. If your sectional mixes leather and fabric, we treat each part correctly.

What upholstery cleaning costs

Furniture is priced by the piece and by the seat, so a three-seat sofa costs more than a loveseat, and a sectional is quoted by its sections. Cushions that come off and get cleaned on both sides take longer than a fixed-back frame.

Fabric type matters more here than on carpet. Solvent-only fabrics coded S need a different process and different products than the water-based W fabrics, and delicate materials get low-moisture hand work. We check the tag before quoting, and if the tag is missing we test a hidden area.

What goes wrong on furniture

Water rings are the classic mistake. Applying water-based solution to a solvent-only fabric leaves a permanent ring at the edge of every wet area, and no amount of subsequent cleaning removes it. The cleaning code on the tag exists precisely to prevent this, and skipping it is careless rather than unlucky.

Over-wetting is the other. Cushion foam holds water with real determination and there is no pad underneath to extract from, so a sofa saturated during cleaning can stay damp inside for days and develop odour or mildew in the foam. That is why upholstery work uses smaller tools, slower passes, and deliberately less moisture than carpet does.

Cushion covers with zips invite the third mistake. The zip suggests the cover is machine washable and on most furniture it is not — the covers shrink just enough that they will no longer fit back over the foam, and there is no way to reverse it. Manufacturers fit the zip for assembly, not for laundering, and the care tag rather than the zip is what tells you what's allowed.

Keeping furniture clean longer

Vacuum it on the same schedule as the floor. Furniture collects skin cells, body oil, and dust at a rate comparable to carpet and almost nobody vacuums it, which is why the arms and headrests darken years before the rest of the piece does.

Deal with spills immediately and blot rather than rub. Rubbing drives liquid deeper into the foam and distorts the fabric weave, which leaves a mark even after the stain itself is gone. Blot from the outside of the spill inward with a clean white cloth, and don't apply a store-bought spotter to a solvent-only fabric.
