What damages tile and grout

Acidic cleaners are the main risk. They will strip soil from grout quickly and they also etch natural stone permanently and eat away at the grout itself, leaving it softer and more porous than before — so it soils faster afterward, and people conclude the cleaning didn't work.

High pressure on failing grout is the other. Where grout is already cracked or crumbling, pressure blows it out entirely and forces water into the substrate beneath the tile. On a shower wall or a second-floor bathroom that becomes a genuine water problem. Failing grout needs replacing before cleaning, and we flag it rather than power through it.

Sealing at the wrong moment causes its own problem. A penetrating sealer applied to grout that is still holding moisture traps that water inside the joint, and the grout then stays darker than it should permanently while the sealer itself fails early. Grout needs to be genuinely dry before sealing, which usually means returning rather than sealing the same afternoon.

Keeping grout clean

Change the mop water more often than feels necessary. Once the water is dirty, mopping is redistributing soil across the floor and pressing it into the grout lines, which is the main reason grout darkens steadily in houses that are cleaned regularly.

In showers, squeegee the walls after use and run the extractor fan for fifteen minutes afterward. Most shower grout problems are mildew rather than dirt, and mildew needs standing moisture. Removing the water is more effective than any cleaner applied to it later.
