Too much pressure is the common mistake
A pressure washer at full setting will strip paint, splinter cedar, etch soft brick, and blast the sand out of paver joints. The skill is in matching pressure and tip to the material, which is why the same machine produces good and terrible results depending on who holds it.
Siding gets soft washing
Vinyl and painted siding are cleaned with low pressure and a cleaning solution that kills the algae and mildew causing the discoloration. High pressure on siding forces water behind the panels, which is a moisture problem you will not see until it is a real one.
Wood needs restraint
Decks and fences clean at low pressure with the grain. Aggressive washing raises the grain and leaves a fuzzy, splintered surface that then needs sanding. Slower and gentler produces a deck you can walk on barefoot.
Concrete takes the pressure
Driveways, walkways, and patios are the surfaces that genuinely tolerate high pressure, and a surface cleaner attachment gives an even result rather than the striping that a wand leaves behind.
What power washing costs
Exterior work is priced by surface area and by surface type, because they don't take the same equipment or the same time. A concrete driveway runs through a surface cleaner quickly; siding is a slower soft-wash with cleaning solution and a careful rinse.
Height adds to the quote — two-story siding needs different access than a single-story ranch. Heavy organic growth on a north-facing wall that hasn't been washed in years needs dwell time for the solution to work, which also adds time. Roofs are soft-wash only and quoted separately.

What pressure washing damages
Siding is the most common casualty. Water driven behind vinyl or painted siding at high pressure has no route out, and the resulting moisture problem shows up months later as rot or mould inside the wall — long after anyone connects it to the wash. Siding needs low pressure and a cleaning solution, not force.
Wood and mortar are the other two. Full pressure on a cedar deck raises and splinters the grain, leaving a surface nobody can walk on barefoot until it has been sanded. On older brick, pressure strips the mortar out of the joints. Both look acceptable while wet and reveal the damage as they dry.
Windows and screens are the third casualty. Pressure directed at a window can force water past the seal into a double-glazed unit, and once moisture is between the panes it stays there permanently as a fogged patch that only replacement fixes. Screens tear under direct pressure and stretch under indirect. Both get worked around rather than through.
Keeping the exterior clean
Trim back vegetation touching the house. Shrubs against siding hold moisture and block airflow, which is exactly what algae and mildew need, and it is why the north side and the planted side always regrow first.
Clear the gutters. Overflowing gutters run dirty water down the fascia and siding and streak it within a season, so a wash on a house with blocked gutters is money spent on something that will look poor again by the next heavy rain.
