Everything we clean

We don't publish a price list, and any company that does is either quoting a number they'll revise on arrival or pricing for the worst case so they're never wrong. What we can tell you is what actually moves a quote, so you can judge one before we ever walk in.

For carpet, it's total area and how the space is divided — an open living-dining run cleans faster than the same footage split into four bedrooms, because edge work and furniture moving are where the time goes. Stairs are quoted separately everywhere in this trade, ours included, because a flight takes hand tools and roughly the time of a small bedroom.

For furniture and rugs, it's the piece and the fibre. A three-seat sofa in a water-safe fabric is straightforward; the same sofa in a solvent-only fabric takes different products and more care. A machine-made rug cleaned in place and a hand-knotted wool rug washed at our facility are barely the same job.

For anything involving contamination — pet urine, sewage, flood water — the variable is how far it travelled. Contamination in the carpet face is a treatment. Contamination in the pad is a pad replacement. Contamination in the subfloor is a sealing job. We find out which before quoting, rather than quoting the cheap one and revising it once we're in your house.

Carpet wants professional cleaning every twelve months to keep a manufacturer's warranty valid, and every six if the house has pets, small children, or anyone managing asthma. Waiting until it looks dirty means the fibre has already taken abrasive wear that no cleaning reverses.

Upholstery is on roughly the same cycle and almost nobody keeps to it, which is why arms and headrests darken years ahead of the rest of a sofa. Mattresses want doing every year or two, less often if there's a washable protector on them — which there should be.

Rugs depend entirely on where they sit. A hall runner takes more traffic in a year than a bedroom rug takes in five. Hand-knotted wool in a low-traffic room can go several years between washes provided it's vacuumed properly and rotated.

Tile and grout is worth doing when the lines have visibly darkened, and sealing afterward is what determines whether that's every year or every four. Exterior washing runs one to three years in Nassau, sooner on shaded north-facing walls where algae regrows fastest.
